Accounting Software Services provides bookkeeping services for several self managed Homeowners Associations. These range in size from 8 units to more than 800 units. We can provide the day to day accounting expertise to supplement your manager or board of directors while minimizing phone calls and recordkeeping tasks.
Services Include:
Full charge bookkeeping including payment of approved bills
Record owner payments and make deposits
Maintain A/R and A/P balances for accrual basis reports
Access late fees and send late notices
Communicate with collection service to resolve past due accounts
Take and respond to requests and resale inquiries for homeowner’s account balances
Record new homeowners and keep closing papers as required
Create a resale package to be distributed to new homeowners
Maintain physical business documents, master files and financial records for the current year
Reporting Services:
Create monthly reports as needed including Statement of Revenue and Expenses, Budget Comparison to Actual, Reserve Budget Reports, Statement of Financial Position (Balance Sheet), Fund Reports
Assist in the budget process
Attend Board meetings if needed to explain accounting procedures
Create homeowner list, order and distribute coupon books
Do mailings of notices as needed
Provide end-of-year reports and assist CPA in preparation of tax returns and audit
